—  OVERVIEW

On the edge of Downtown Boise, this 66-home for-sale infill community is built around people instead of cars. Most townhome developments split frontage between streets and alleys. Here, every front door opens onto shared courtyards and green space, and vehicles stay in private alleys behind the homes. The result is a neighborhood where you run into your neighbors on the way out the door, kids and dogs have room to roam, and the walk to downtown jobs, transit, and services is easy. Five floor plans of two- and three-bedroom homes, ranging from about 1,200 to 1,878 square feet, make room for a wide mix of households. Each home has an enclosed two-car garage. Residents also share a spa and sauna, a dog park, gathering spaces, and guest parking.

The alleys took real problem-solving. Our team worked closely with the Fire Department to meet aerial access requirements without giving the site over to pavement. The 26-foot fire lanes are lined with 7.5-foot sidewalks in contrasting materials and have mountable curbs, so fire trucks can get through when they need to. Day to day, the alleys work as part of the pedestrian network, and the visual friction keeps traffic slow. Fire access, walkability, and safety all come from the same design move, and that’s the kind of thinking that makes this project a model for how growing cities can do infill well.
