—  OVERVIEW

At the edge of the Sugar District in Nampa, Idaho, these 77 townhome-style apartments fill a gap the market often misses: more room than a typical apartment, without the cost or upkeep of a single-family home. Nearly two-thirds of the homes have three bedrooms, built for growing families and residents planning to stay a while. The rest are two-bedroom plans suited to new households and co-living. Every unit has its own garage and driveway. The architecture is a modern take on Scandinavian design: simple gabled forms, clean lines, and board-and-batten siding warmed by wood-tone accents at the entries. The result is a streetscape with real rhythm that still feels like a neighborhood.

The site design starts with the land. Front doors open onto shared green space and a walkable path network that ties residents to the amenities across Clearwater Avenue and to the redeveloped Sugar District retail. Our team also found a way to use what was already on the site. When excavation uncovered a broad basalt shelf along the eastern edge, we turned it into a natural pathway lined with boulder outcroppings and native plantings. Boulders harvested on site, drought-tolerant landscaping, and stormwater swales designed as dry stream beds give the community a landscape that looks like it belongs there and costs less to maintain.
