— OVERVIEW
Midvale Affordable Housing is one of the first projects built under Midvale’s TOD Overlay Zone, in a neighborhood the city is working to transform from light industrial into a walkable, mixed-use district. Setting the tone for what comes next is a big responsibility, and our team approached this project with that in mind, creating a building that welcomes people in, activates the street, and gives future development a high bar to follow.
The community has about 220 affordable homes over roughly 10,000 square feet of ground-level commercial space, and it’s designed for families. Nearly 20% of the units have three or more bedrooms, which is rare in affordable housing, where most new units are studios and one-bedrooms. That gives families room to grow without being priced out of the neighborhood they call home.
The building is a five-story residential structure over a three-level podium, and the ground floor works hard. Shops and services line the street, so daily needs are an elevator ride away and the block stays active. Just steps from the Fort Union TRAX station, residents can get to jobs, schools, and the rest of the valley without a second car, which matters a lot to a family’s budget. Financed through the Low-Income Housing Tax Credit program, the project pairs long-term affordability with the kind of thoughtful design every family deserves.
