This rare two-block site on the west gateway to downtown Boise is situated where I-84 interstate lands into the downtown area. The southwest corner of the site hooks into the pioneer trail that extends from downtown to the Boise River. Included on the site will be a parking structure, hotel, and two office buildings, linking together the various uses on a large site by creating internal, pedestrian-friendly streets.
The main issue with this site is that it has major highway frontage on the north and south. Creating a slow-moving, pedestrian friendly internal street allows for pedestrian movement, sense of arrival/drop off areas that would not be possible on the major highway frontage. The value of all four major structures on this site gain value from the internal street concept, accessibility, and curb appeal. The internal streets create a sense of a special neighborhood district, while very convenient to major east-west routes.
