Situated half way between the first and second largest population centers of Idaho, Boise and Nampa, this site is directly located on what is becoming a major freeway interchange in the middle of a huge projected growth area. This mixed-use development consists of retail, office, entertainment and housing. Several office buildings are underway, with many more buildings to come in future phases.
Babcock Design helped the owner with several studies of circulation and positioning of the various uses considered on the site, while they pursued numerous tenants interested in this location. We arranged building sites in such a way that allows for great visibility and flexibility as the project develops in phases. A center to the neighborhood was created that gives the project a walk-able destination with a sense of identity. The arrangement of roads and buildings on the site maximizes the value of freeway visibility as needed for the various tenants. Designing vehicular circulation and architecture that allows good visibility for as many tenants as possible is extremely valuable.
